Questions to ask when you're out on a viewing

WHAT ARE THE NEIGHBOURS LIKE?

It's always good to know who you will be living next to. No one wants to move next to a nightmare neighbour!

Ask you estate agent about the neighbours and if there has been any previous issues.

HOW OLD IS THE BOILER ?

You don't want to move into your new home and pay out for a new boiler straight away! Boilers can be expensive.

Ask the seller to confirm how old the boiler is and if it's been regularly serviced.

HOW LONG HAVE THE OWNERS LIVED THERE?

It's always good to know how long the owners have lived there. it will give you an indication of how happy they have been in the property. This could flag potential problems with the neighbours etc.

WHY ARE THE OWNERS SELLING?

If you do like the property, this question will help you to profile the seller and see how motivated they are to move. This will help, when it comes to negotiating further down the line.

HAVE THE OWNERS DONE ANY WORK TO THE PROPERTY?

Ask about any extensions or work that has been done to the property, The more maintenance that has been done, the less likely it is you will have to spend money on it in the short term. If an extension was done- when was this and do they have the paperwork for it?

WHAT WAY DOES THE GARDEN FACE ?

Preferably you don't want to be sat in the shade all day - so don't forget to ask which way the garden faces so you can enjoy some sunlight - when we eventually get some!
